URBAN DEVELOPMENT AND URBAN HOUSING DEPARTMENT
NOTIFICATION
Sachivalaya, Gandhinagar, Dated: 12th May, 2026
THE GUJARAT TOWN PLANNING AND URBAN DEVELOPMENT ACT, 1976.
NO. GH/V/87 of 2026/UDUHD/TPS/e-file/18/2024/9286/L:- WHEREAS, under Government Notification, Urban
Development and Urban Housing Department No.GH/V/289 of 2017/TPS-112014-4856-L, dtd.23.10.2017 the
Government of Gujarat, in exercise of the powers conferred by section 48(2) of the Gujarat Town Planning and Urban
Development Act, 1976 (President's Act No. 27 of 1976) (hereinafter referred to as "the said Act") sanctioned the Draft
Town Planning Scheme No.21 (Ambawadi) (5th varied) (hereinafter referred to as "the said Draft Scheme") submitted
by the Ahmedabad Municipal Corporation (hereinafter referred to as " the said Authority" );
AND WHEREAS, in exercise of the powers conferred by section 50 of the said Act, the Government of Gujarat
appointed the Town Planning Officer for the finalizing the said Draft Scheme;
AND WHEREAS, the Town Planning Officer has submitted, to the Government of Gujarat, the Preliminary Town
Planning Scheme No.21 (Ambawadi) (5th varied) (hereinafter referred to as "the said Preliminary Scheme") as required
under section 52(2) and section 64 of the said Act;

NOW THEREFORE, in exercise of the powers conferred by section-65 of the said Act, the Government of Gujarat
hereby: -
(a) Sanction the said Preliminary Scheme with modifications enumerated in schedule appended hereto;
(b) State that the said preliminary scheme shall be kept open for the inspection of the public, at the office of the said
Authority, during office hours on working days;
(c) Fix the date of this notification as the date for the purpose of clause (b) of sub-section (2) of the section 65.
SCHEDULE
1. The condition “સદર મૂળખંડની સામે ફાળવેલ અંતિમખંડ/તિલ્ડીંગ યુતનટમાં રીડેવલોપમેન્ટ કરવામાં આવે ત્યારે યોજનામાં અપનાવલે
અન્ય ખુલ્લી જમીનના કપાિના ધોરણ મુજિ કપાિ કરી, કપાિ થિી જમીન સત્તામંડળને સુપ્રિ કરવાની રહેશે. (નોંધ: હયાિ
િાંધકામના સુધારા/વધારામાં આ શરિ લાગુ પડશે નહીં.)” is added in Case No. 1, 5, 8, 9, 10, 11 to 18, 21, 24, 25 and 27
in remarks column of redistribution statement.
2. The Development Control Regulations mentioned in Page No. 45 and 59 of the Scheme Book is replaced by
“શહેરી તવકાસ અન ે શહેરી ગૃહ તનમાાણ તવભાગના િા.૧૨.૧૦.૨૦૧૭ ના જાહેરનામા ં ક્રમાંક: જીએચ/વી/૨૬૯ ઓફ ૨૦૧૭/ઈડીિી-
૧૦૨૦૧૬-૩૬૨૯-લ થી મંજુર અમલી સંકતલિ સામાન્ય તવકાસ તનયત્રં ણ તવતનયમો-૨૦૧૭ (સી.જી.ડી.સી.આર-૨૦૧૭) િેમજ િેમાં
વખિો વખિ જે સુધારા સૂચવાય િ ે સુધારા સદરહું નગર રચના યોજના નં.૨૧ (આંિાવાડી) (પાંચમો ફેરફાર) માં તવકાસ માટે લાગુ
રહેશે.”
3. The condition “અંતિમખંડમાં જમીન માતલકોનાં હક્ક-તહસ્સા િેમની મુળખંડની જમીનમાનં ાં હક્ક-તહસ્સાનાં પ્રમાણમાં રહેશે.”
is added in case no. 2 and 23 in remarks column of redistribution statement.
4. The condition “સદરહ રે.સવે નિં રના કુલ ક્ષેત્રફળ પૈકી ડી.આઈ.એલ.આર.શ્રી દ્વારા કાયમ કયાા મુજિનું ક્ષેત્રફળ સદર યોજનમાં
મૂળખંડના ક્ષેત્રફળ િરીકે ધ્યાને લીધેલ છે.” is added in Case No. 1, 2, 3, 6, 9, 10 and 27 in remarks column of
redistribution statement.
5. The purpose of the Final Plot No. 685 (શાળા), 689 (સામાતજક માળખા માટે), 690 (ખુલ્લા વાતણજ્ય હેિુ માટે) and 674/2
(રહેણાંકના વેચાણ સારૂ) are modified as Final Plot No. 685 (સામાતજક માળખા માટે), 689 (સામાતજક માળખાકીય સુતવધા
(પાર્કિંગ)), 690 (સામાતજક માળખાકીય સુતવધા (પાર્કિંગ)) and 674/2 (સામાતજક માળખા માટે) as shown in the accompanying
plan and the redistribution statement.
6. The area, boundary, location and purpose of the Final Plot No. 682 (સામાતજક માળખા માટે) admeasuring 5804
sq.mtr. is modified as Final Plot No. 682/1 (રહેણાંકના વેચાણ સારૂ) admeasuring 2353 sq.mtr. and Final Plot No.
682/2 (સામાતજક માળખા માટે) admeasuring 3451 sq.mtr., as shown in the accompanying plan and the redistribution
statement.
7. The condition “િા. ૦૩.૦૫.૨૦૦૩ થી તવકાસ પરવાનગી મેળવી સ્થળે િાંધકામ કરેલ હોઈ, મુસદ્દારૂપ ન.ર.યો. મુજિ કપાિ
યથાવિ રાખવામાં આવેલ છે.” is added in Final Plot No. 668/1, 668/2 and 668/3 in remarks column of redistribution
statement.
