as ‘ the said Area ’) for being developed by M/s. RSB Industrial & Warehousing Park (India) LLP
(hereinafter referred to as ‘ the said Developer ’) to be an “ Integrated Industrial Area (hereinafter
referred to as ‘ the said IIA ’) ;
And whereas upon such notification, the Corporation has become the ‘ Special Planning
Authority ’ for the said IIA under the Maharashtra Regional and Town Planning Act, 1966
(hereinafter referred to as ‘ the said Act ’) ;
And whereas, the Government of Maharashtra vide Government Resolution, Industry, Energy
and Labour Department No. IDC/2015/C.R.93/Industry-14, dated the 27th December, 2016 has
laid down the procedure regarding development of the IIA ;
And whereas, in pursuance of the powers conferred under sub-section (1) of section 151 of
the said Act, the power to approve Planning Proposals under sub-clause (1) of clause (d) of
sub-section (3) of section 40 of the said Act regarding Integrated Industrial Area on private lands
has been delegated to Principal Secretary (Industries) vide Government Notification, Urban
Development Department No. TPB 4317/CR-54/2017/UD-11, dated the 2nd June 2017 ;
And whereas, the said corporation has completed the procedure laid down in section 40
read with sub-section (2) of section 115 of the said Act and submitted the Master Plan proposal to
the State Government for its approval.
Now therefore, in exercise of the powers conferred by clause (d) of sub-section (3) of section
40 read with sub-section (3) of section 115 of the said Act and of all other powers enabling him in
this behalf, the Secretary (Industries) of Industries, Energy, Labour and Mining Department
hereby grant approval to the Master Plan proposal of the said Area as shown on plan, subject to
following conditions, namely :—
(1) This sanction is only for the planning proposals like proposed land use amenity spaces,
open spaces, and Internal road network.
(2) Detailed scrutiny of layout/building plans, internal means of access, FSI, parking etc.
should be done by MIDC according to MIDC’s CDCPR-2023.
(3) Conditions mentioned by MPCB (Maharashtra Pollution Control Board) and
Environmental Clearance from the respective authority shall be binding (if applicable).
(4) While sanctioning building plans, the said Developer shall take NOC from PWD.
Mahavitaran (MSEB) etc. Departments wherever necessary.
(5) Users provided in proposed amenity space and open space shall be as per requirement
of MIDC’s CDCPR -2023.
(6) The said developer shall obtain demarcation plan as per planning proposals from the

(7) The proposals shall immediately came into effect from date of approval under clause (d)
if sub-section (3) of section 40 read with sub-section (3) of section 115 of the said Act.
(8) Compounding Charges will be applicable to Unauthorized construction as per Policy
Maharashtra Industrial Development Corporation.
The plan showing the planning proposal shall be made available for inspection for general
public during office hours in offices of MIDC.
