Part V, Ext No. 48, Dated 4th July 2025, L. A. BILL No. XXXVI OF 2025., A BILL, TO AMEND THE MAHARASHTRA GUNTHEWARI DEVELOPMENT (REGULARIZATION, UPGRADATION AND CONTROL) ACT, 2001.

* Requiring plot holders who did not execute a sale deed before January 1, 2001, to pay the necessary stamp duty and execute the deed.
* Replacing "excluding electricity supply" with "including burden supply".
* Limiting the allowable Floor Space Index (FSI) to 0.85 if the plot does not have 10% open space as per the layout, with further reduction based on the open space deficiency.
The objective of this amendment is to ensure local landholders are fully considered during the Gunthewari regularization process, to streamline the transfer of open spaces to the planning authority, and to ensure public amenities are provided. The amendment also aims to limit the Floor Space Index and reduce it according to the reduced open space.
