3. **Maharashtra (Urban Areas) Protection and Preservation of Trees Act, 1975:** A new sub-section (1B-1) will be added after sub-section (1B) to Section 18, exempting residential buildings or tenements in the Brihanmumbai Municipal Corporation area with a carpet area of 65.03 sq. meters (700 sq. ft.) or less from the tree cess specified in sub-section (1), effective from January 1, 2025.
**Reasons for the Bill:**
The bill is intended to provide relief to residents of smaller residential units in Brihanmumbai, particularly those from slum areas who have been relocated to permanent homes with areas of 46.45 sq. meters (500 sq. ft) or less. Due to rising inflation, property taxes have become unaffordable for these residents. Additionally, the COVID-19 pandemic has led to business closures and job losses in Mumbai, making it difficult for people to pay property taxes. Based on requests from public representatives, the government aims to exempt properties with areas of 700 square feet and less.
