IMPLEMENTATION OF PMAY-U 2.0 IN TAMIL NADU

Will the Minister of HOUSING AND URBAN AFFAIRS be pleased to state:
(a) whether the Government is implementing Pradhan Mantri Awas
Yojana-Urban (PMAY-U) 2.0 in Tamil Nadu to provide affordable housing
to Economically Weaker Section (EWS), Low-Income Group (LIG) and
Middle-Income Group (MIG) families through financial assistance and
interest subsidy and if so, the details thereof;
(b) the number of beneficiaries identified, houses sanctioned and
financial assistance approved in Tamil Nadu under PMAY-U 2.0
including the number of beneficiaries covered under EWS, LIG and MIG
categories, district-wise;
(c) the details of Central assistance released, interest subsidy
sanctioned and dwelling units proposed for construction in Tamil Nadu
since the launch of PMAY-U 2.0; and
(d) whether the Government proposes to expedite approvals, fund
releases and implementation to ensure timely completion of affordable
housing projects across Urban Local Bodies in Tamil Nadu and if so, the
details thereof?

IMPLEMENTATION OF PMAY-U 2.0 IN TAMIL NADU
(a): Based on the learnings from the experiences of implementation of
PMAY-U, Ministry of Housing and Urban Affairs (MoHUA) has launched
PMAY-U 2.0 ‘Housing for All’ Mission with effect from 01.09.2024 for 1
crore additional eligible beneficiaries belonging to Economically
Weaker Section (EWS)/ Low Income Group (LIG)/ Middle Income Group
(MIG) segments. PMAY-U 2.0 is implemented through four verticals i.e.,
Beneficiary Led Construction (BLC), Affordable Housing in Partnership
(AHP), Affordable Rental Housing (ARH) and Interest Subsidy Scheme
(ISS).

(b)& (c): Based on the project proposal submitted by State of the Tamil
Nadu, a total of 18,577 houses under PMAY-U 2.0, have been
sanctioned by the Ministry. Out of which, 7,083 houses are grounded
and 2,334 houses are completed/delivered, as on 13.07.2026. A total
Central Assistance of ₹251.44 crore has been sanctioned, of which
₹54.61 crore has been released to the State of Tamil Nadu under PMAY-
U 2.0, so far. A total of ₹7.44 crore Interest subsidy has been released
to 2,310 beneficiaries under ISS vertical of PMAY-U 2.0 in the state of
Tamil Nadu. There are 1,552 LIG and 539 MIG beneficiaries under ISS
vertical, all other sanctioned beneficiaries belong to EWS category. The
district-wise physical and financial progress under PMAY-U 2.0 in the
State of Tamil Nadu is annexed.
(d): PMAY-U & PMAY-U 2.0 are demand-driven schemes. Based on the
applications and beneficiary selection, project proposals are approved
by the State Level Sanctioning and Monitoring Committee (SLSMC) and
thereafter considered by the Central Sanctioning and Monitoring
Committee (CSMC) for release of Central Assistance. Sanctioning of
houses is continuous activity based on proposals received from States
/UTs. Proposals received from States/UTs are examined and approved
expeditiously, subject to their conformity with the Scheme Guidelines
and fulfilment of the prescribed eligibility conditions. Release of Central
Assistance is made in accordance with the prescribed compliances
under the scheme as Mother Sanction through SNA-SPARSH.
