NOTIFICATION Whereas, provision has been made in the zonal regulations of the approved Revised Master Plan (2015) of the Local Planning Area of Bengaluru approved by the State Government vide, G.O. No UDD 540 BEM AA SE 2004, dated: 22.06.2007, and in the zonal regulations of the approved Master Plans of the local planning area of Bengaluru-Mysuru Infrastructure Corridor Area Planning Authority (BMICAPA) and planning authorities coming within the jurisdiction of Bengaluru Metropolitan Region (BMR), for permitting certain uses within the buffer areas for the valley/ drain. And whereas, certain infrastructure that can be permitted within the buffer areas for rivers and other water bodies has been specified vide Government Notification No. UDD 15 TTP 2015, dated 21.04.2020. And whereas, in the judgement dated 05.03.2019 of the Hon'ble Supreme Court of India in Civil Appeal No. 5016/2016, the order of the NGT dated 04.05.2016 in so far as it altered the buffer zone in respect of lakes and water bodies has been set aside resulting in restoration of buffer zone as indicated in the zonal regulations of RMP-2015. Now, therefore in exercise of the powers conferred by section 13-E of the Karnataka Town and Country Planning Act, 1961 (Karnataka Act 11 of 1963) the Government of Karnataka hereby proposes to make following amendment to the Master Plans or Zoning Regulations (Amendment) Regulations 2020 published in Notification No. UDD 15 TTP 2015, dated 21.04.2020. No. RNP/KA/BGS/2202/2017-19 Licensed to post without prepayment WPP No. 297 2 Any objection or suggestion which may be received by the State Government from any person with respect to the said draft before the expiry of thirty days from the date of its publication in the official Gazette will be considered by the State Government. Objections and suggestions may be addressed to the Additional Chief Secretary to Government, Urban Development Department, Vikasa Soudha, Bengaluru-560001. DRAFT REGULATIONS 1. Title and commencement: These regulations may be called the Master Plans or Zoning Regulations (Amendment) Regulations, 2025. (2) They shall come into force from the date of their final publication in the Official Gazette. 2. Amendment of Master Plans or Zoning Regulations (Amendment) Regulations, 2020.- In the Master Plans or Zoning Regulations (Amendment) Regulations 2020, issued vide Notification No. UDD 15 TTP 2015, dated: 21.04.2020, in Regulation 2,- (i) for the heading the following shall be substituted, namely:- "Amendment of the Master Plans or Zonal Regulations approved by the State Government of any Local Planning Area except Bengaluru (LPA of BDA), BMICAPA and Planning authorities coming within the BMR”. (ii) after the words "any Local Planning Area" the words and brackets "(except Bengaluru (BDA), BMICAPA and planning authorities coming within the BMR)" shall be inserted.
